Once again, the ball has landed in the buyer’s court, with the implementation of the Florida Homebuyers opportunity Program. A substantial win for all parties involved in pushing the program into reality. In Florida, the battered housing market can always use more positive news according to local real estate agents.
“This new stimulus couldn’t come at a better time for buyers” says Marco Island real estate agent Bronwyn Jones. “With the home-prices at an 8-year low and the excellent mortgage rates available, properties are more affordable now than ever. Buyers feel that this is their opportunity into the American Dream and are already taking advantage of it.”
Currently there are programs which exist for first-time home buyers, such as those offered by the State Housing Initiative Program, which also includes down-payment assistance and low mortgage rates. The availability of these programs is limited by county and the purchaser’s income. However, if purchasing in some areas such as Collier County, a buyer may have an annual income rate of less than $84,960.00 and be purchasing up to $768,914.00 in order to receive mortgage, downpayment and closing cost assistance.
To those who fall out-side those income brackets, the eligibility for the most recent down payment assistance program; this will be a relief. The $8,000 is now available until November 30, 2009 to buyers with a much higher income bracket. This program is offered to citizens and permanent residents of the United States, who have not owned a home in the past three years.
Even though the finer details of the Florida Homebuyers Opportunity Program are still being worked out, if you plan to take advantage of the stimulus, it’s time to get out there and start house-hunting!
